Under the UK Money Laundering Regulations 2017, anyone involved in a property purchase — including estate agents, conveyancers, and buyers — must take steps to prevent money laundering and terrorist financing.
If the buyer is using an estate agent or conveyancer, those professionals are legally required to verify the buyer’s identity and confirm the legitimacy of their funds or assets.
Step 1: Receive the Check Link
Your agency or solicitor will send you a secure link by email or SMS.
This link will automatically take you to the App Store (iOS) or Play Store (Android) depending on your device.
Step 2: Download the Checkboard App
If you don’t already have the app, follow the on-screen prompts to download and install the Checkboard app on your mobile device.
Step 3: Set Up Your Account
Once installed:
Enter your mobile number.
Create a six-digit PIN to secure your account for future access.
This will log you into the Checkboard app, where your pending AML request will appear.
Step 4: Access Your Pending Checks
After setting up your password, you’ll be taken to the Home Page.
At the bottom of the screen, you’ll see Activities, Monitor, and Profile.
Tap on Activities.
This section displays all the flows or checks that have been sent to you. Each card will show:
Property Buyer (the type of check),
Who it’s from (your agency or solicitor),
The date the request was sent, and
The unique Flow ID.
Locate the property you’re verifying and tap anywhere within that property card to continue the process.
Step 5: Review Required Documentation
Once you’ve tapped within the property card, you’ll be directed to a page outlining the documentation required to complete your check.
This page will display the property details and a note advising that, to begin, you must gather:
A valid passport or driving licence
Your most recent three months’ bank statements
Bank verification or proof of funds
At the bottom of the screen, you’ll see a blue “Begin” button. Beneath it, your unique Flow ID will be displayed for reference.
When you’re ready, tap “Begin” to start your AML check.
Step 6: Review and Accept the Declaration
The next page will display a declaration confirming that, by completing the upcoming steps, you are giving permission for your information to be shared with your solicitor.
This includes the sharing of:
Your email address
Identity details
Address history
Employment verification
Background search results
At the bottom of the screen, you’ll see a blue “I’m Ready” button. When you’re ready to proceed, tap “I’m Ready” to continue.

Step 7: Review Your Progress and Complete Each Step
The next screen is your Flow Review page, showing your progress through the AML process.
At the top, you’ll see a tracker indicating how many of the eight steps have been completed. It will also state:
Start now and finish at your own pace. Any progress will be saved automatically.
The eight steps in the buyer flow are:
Flow Started
Email
ID Verification
Proof of Address
Employment
Proof of Funds
Source of Funds
Each step is colour-coded to reflect your progress:
✅ Green – Step completed
🟠 Orange – Step in progress
⚪ White – Step not yet started
As you complete each section, the step will turn green automatically.
When you finish all required steps, the “Done” button at the bottom of the screen will turn blue, indicating it’s ready for selection.
Once it does, tap “Done” to confirm and move forward.
✅ Step 8: Submit and Complete Your AML Check
Once you’ve tapped “Done,” your AML check will be submitted automatically for review.
Your solicitor will be notified that your verification has been completed, allowing them to proceed with the next stage of the property transaction.
You’ll receive confirmation within the app, and your progress will be saved for your records.
