Why we verify income

Verifying tenant income is an essential step in screening prospective tenants. It ensures you can comfortably afford your rent and helps us provide a fair, consistent process for everyone.

To calculate your minimum required income (before tax and National Insurance deductions), we multiply your annual rent by 2.5.


How to verify your income

The easiest and most secure way to verify your income is through Digital Bank Statements (Open Banking).

If you don’t pass the referencing criteria, you may be asked to provide a guarantor.


Documents we accept

If you prefer not to use Open Banking, you can upload one or more of the following documents to verify your income:

  • 3 months’ payslips

  • Signed employment contract

  • SA302 (for self-employed applicants)

  • Letter of employment


Documents must show

Please ensure your documents clearly display all the following information:

  • Full name

  • Gross income

  • Start date

  • Type of employment

  • Employer’s full name

  • Signature of employee

  • Signature of employer

  • Date of signature


What we cannot accept

We’re unable to accept documents showing:

  • Employment or income from outside the UK

  • Employment that starts more than 14 working days in the future
