What documents do you accept for sellers?

If you are a seller completing a check, you might be requested to upload proof of address.

This is done to satisfy AML's due diligence and ensure your agent or solicitor is complying with the government regulations.

Below are some examples of documents you can upload for proof of address

  1. Utility bill (e.g. gas, water, electricity)

  2. Council tax bill

  3. Bank or credit card statement

  4. Firearm shotgun

  5. Council rent book

If you are being asked to provide proof of address of a property you don't live at, you can provide any in the list above (Except the council rent book) plus the following,

  1. Original mortgage statements from a recognised lender for the last full year

  2. HM Revenue and Customs (HMRC) self-assessment letters or tax demands dated within the current financial year

  3. An insurance policy schedule for the property

  4. A copy of the agreement for the purchase of the property

  5. A lettings agent agreement on headed paper

  6. A local authority building regulations sign off for works undertaken to the property addressed to the individual

  7. Management company service charge demands for the property addressed to the individual

  8. Confirmation of tenancy deposit scheme registration
